Gas Safety Certificates

A gas safety certificate is a formal document proving that all gas appliances in a property are safe to use and meet all the official requirements. They are issued by Gas Safe engineers who have the relevant qualifications to inspect gas boilers, gas fires, gas hobs and gas ovens. The certificates are legally required by anyone who owns and rents out a flat, house, bedsit, or HMO. Certificates are also required for B&Bs, holiday lets, guest houses, hotels, boarding schools, and hostels. An inspection must be carried out every 12 months and the findings recorded. The tenant of the property should be given a copy of the certificate as it is renewed or when they first move in.

The inspection takes less than an hour to complete. Each gas appliance will be checked thoroughly to make sure it is being used appropriately, is safely positioned and secured, is properly ventilated, and is completely safe. It is not the same as a service as the process simply covers the legal obligations.

For the landlord, a gas safety inspection proves that the gas appliances provided with the rented property are safe and appropriate to use.
